Terms of Service

These Terms govern your use of Mill Rate Calculator (millratecalculator.online), operated by WPSani.store, Torino, Italy, VAT no. 12343720012 ("we", "us"). By using the site you agree to these Terms.
1. What the service does
Mill Rate Calculator estimates property tax from an assessed value, a millage rate and an
optional exemption, using the formula
(Assessed Value − Exemption) × Millage Rate ÷ 1,000,
and can export the result as a PDF report.
2. Estimates only — not tax or legal advice
Results are estimates based solely on the numbers you enter. They do not include special assessments, caps, credits, fees or other rules your jurisdiction may apply, and they are not tax, legal or financial advice. Millage rates, state averages and guides on this site are for general information, may be out of date, and are not a substitute for your county assessor's or tax collector's official figures. Always check your tax bill and official sources, and consult a qualified professional before making decisions such as filing an assessment appeal.
3. Plans and pricing

Prices are in USD. Any applicable taxes are shown at checkout before you pay. Payments are processed by Stripe.
4. License keys
After payment you receive a license key by email, and it is saved in your browser. Keep it private: reports used by anyone you share it with count against your pack. If you lose it, email us from the address you paid with and we will resend it.
5. Refunds
If you are not satisfied, email support@wpsani.store within 14 days of purchase and we will refund you in full, whether or not you have used any reports. After a refund the license key stops working. This does not limit any right you have under the consumer protection law of the country where you live.
6. Acceptable use
You agree not to:
- Use scripts or other automated means to bypass the free daily limit or overload the service.
- Resell or redistribute the service or its reports as your own product without our written permission.
- Attempt to access parts of the service you are not authorized to use.
7. Availability
We aim to keep the service available but do not guarantee uninterrupted access. The service is provided "as is".
8. Limitation of liability
To the extent permitted by law, we are not liable for indirect or consequential damages, or for decisions you make based on an estimate. Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim. Nothing in these Terms limits liability that cannot be limited by law, such as for gross negligence or willful misconduct, or your mandatory rights as a consumer.
9. Governing law
These Terms are governed by Italian law. Disputes go to the courts of Torino, Italy, unless the consumer protection law of the country where you live gives you the right to bring them in your local courts.
10. Changes
We may update these Terms; the date at the top shows the latest version. Changes do not apply to purchases made before they were published.
